Challenge
The client, Legacy Development Group, retained Bowman, Barrett & Associates
Inc. (BB&A) as the structural engineers for this 23-story,
mixed use development in the South Loop. The building plans consisted
of condominiums, penthouses and elevated town homes and a first
floor area for storage and retail space.
Details
The central tower was completed in 2000 and the fourth floor town
homes were completed in 2001. Conventional reinforced concrete
flat plate and perimeter spandrel beams were used throughout the

as an architectural facade and lateral frames to resist wind. Each
unit has a six-foot concrete balcony. An open fourth floor terrace
provides the residents with an area to gather and enjoy outdoor
leisure activities.
The completed development has the following features:
- Four penthouse homes
- Eight elevated duplex town homes with a
courtyard setting
- 134 condominiums (consisting of a total of
149,000 square feet)
- 146 indoor parking spaces
- Retail space on first floor
